Thinking About Moving to Puerto Rico? You Need to Know About Dorado

Thinking About Moving to Puerto Rico? You Need to Know About Dorado

Thinking About Moving to Puerto Rico? You Need to Know About Dorado

If you're considering moving to Puerto Rico and have the budget for luxury real estate, there is one place you need to understand:

Dorado Beach.

It is approximately 40 minutes west of San Juan, but it can feel like a completely different Puerto Rico.

Private residential communities. Beach clubs. Championship golf. Excellent restaurants. Large homes. Security. Families moving around by golf cart. And some of the most expensive real estate on the Island.

This isn't the place to look if your priority is finding the most house for your money.

Dorado is about lifestyle, privacy and access.

And that exclusive community did not happen by accident.

Rockefeller saw something here more than 70 years ago

Laurance S. Rockefeller purchased a 1,700-acre coconut and citrus plantation on Puerto Rico's north coast from the Livingston family.

Three years later, he opened Dorado Beach as a resort and natural sanctuary.

Rockefeller was a conservationist as much as a developer. His concept of luxury was unusual for the 1950s: don't overpower the landscape.

Buildings were kept below the height of the palm trees. Ocean access and views were protected. Nature was incorporated into the experience instead of cleared away to make room for it.

Then Rockefeller brought in legendary golf architect Robert Trent Jones Sr. to design the courses.

That decision helped establish what Dorado would eventually become.

The original resort attracted presidents and Hollywood royalty. John F. Kennedy, Elizabeth Taylor and Ava Gardner were among its regular visitors.

More than 65 years later, the same property is home to Dorado Beach, a Ritz-Carlton Reserve and one of Puerto Rico's most exclusive residential resort communities.

What would life look like in Dorado?

This is where someone researching Puerto Rico online can get confused.

Dorado is a municipality.

Dorado Beach is a specific luxury resort community within Dorado.

And even within the luxury market, not every community offers the same product or access.

That distinction matters when you're comparing properties.

Inside the Dorado Beach resort environment, the lifestyle includes two miles of beaches, two 18-hole championship golf courses, private beach-club facilities, restaurants, an 8,000+ square-foot fitness and wellness center, tennis, pickleball and padel, water sports, and 11 miles of walking and biking trails.

There is even a five-acre Spa Botánico at the Ritz-Carlton Reserve. And trust us, it lives up to the name… simple paradise.

This isn't a neighborhood where you have to leave, you can build your entire social life in here.

The lifestyle is inside the gates.

If you golf, Dorado deserves a completely different conversation

Dorado isn't a community that happens to have a golf course.

Golf is part of its DNA.

TPC Dorado Beach has two championship courses: the East Course and Sugarcane Course.

The East Course traces directly back to Robert Trent Jones Sr.'s original design. Today it stretches to approximately 7,200 yards, and 12 of its 18 holes have restored ocean sightlines.

Full golf membership can also connect members through the TPC Passport network, with access privileges at participating TPC properties including TPC Sawgrass and TPC Scottsdale.

Imagine finishing work and deciding whether you want to play nine holes, walk to the beach or take the golf cart to dinner.

That's not a vacation itinerary.That's a normal Tuesday.

How exclusive is Dorado?

Dorado Beach itself describes its club membership as one of the most coveted in the Caribbean. The real-estate transactions tell you something too.

Recent properties inside the resort have traded in the tens of millions of dollars. Forbes reported transactions of approximately $30 million, $37 million and $40 million within Dorado Beach in recent years. Your starting point inside the Ritz-Carlton Reserve is around 1 million dollars for a beach front apartment.

And the community continues to attract people who could choose to live almost anywhere.

Logan Paul has lived in Dorado for several years and in 2025 showed a new Dorado residence reportedly valued at more than $30 million.

His brother Jake Paul purchased a Dorado property previously owned by Puerto Rican baseball star Yadier Molina for approximately $16 million.

Ricky Martin, the latin pop ICON lives here with his family.

But celebrity interest in Dorado isn't new.

Decades before YouTube existed, the Rockefeller resort was attracting people like John F. Kennedy, Elizabeth Taylor and Ava Gardner.

Privacy and exclusivity have been part of Dorado's value proposition since the beginning.

But Dorado isn't for everyone

This is important.

If you're moving to Puerto Rico because you want an authentic urban environment where you walk downstairs to dozens of restaurants, Condado or other parts of San Juan may suit you better.

If your dream is surf culture and a much more casual coastal lifestyle, look west.

If your priority is getting substantially more land and house for your money, we should probably show you other markets.

And if you don't care about golf, private clubs, resort amenities or being inside a controlled residential environment, you may be paying a substantial premium for things you don't value.

But if what you're looking for is:

privacy, security, beaches, golf, exceptional amenities and a luxury community where much of your daily life happens without leaving the neighborhood…

then Dorado becomes very difficult to replicate elsewhere in Puerto Rico.

San Juan is still within reach.

That means international air connectivity, major business services, restaurants, hospitals, shopping and the capital remain accessible while your everyday environment can feel distinctly removed from the city.

For people relocating from the mainland, that combination can be compelling.

You don't necessarily have to choose between island life and infrastructure.

You can have access to both.

Before buying, understand what you're actually getting

Don't look at a beautiful Dorado listing online, compare the price per square foot to another Puerto Rico property and assume you understand the difference.

Ask:

Is the property inside Dorado Beach or elsewhere in Dorado?

What club membership is available?

What does it cost?

Which amenities does ownership actually include?

What are the HOA fees?

Is the property on the golf course, beachfront or neither?

What insurance considerations apply?

What restrictions exist?

And importantly:

How much of this lifestyle are you actually going to use?

Because in Dorado, you aren't only paying for the house.

You're paying for where the house allows you to live.

Is Dorado your Puerto Rico?

Maybe.

But Puerto Rico gives you options.

Dorado is for the buyer who values privacy and exclusivity and is willing to pay a premium for it.

Condado offers a completely different luxury experience.

Rincón gives you another.

Palmas del Mar another.

That's why at REMAX Puerto Rico, we don't start by asking you how many bedrooms you want.

We want to know how you want to live.

Because if you're considering moving to Puerto Rico, choosing the right community may be more important than choosing the house.

And if the life you're imagining includes a golf cart, a tee time and the Caribbean outside your door, we should probably show you Dorado.

5 of the Best Beaches in Puerto Rico—and the Lifestyle That Comes With Them

5 of the Best Beaches in Puerto Rico—and the Lifestyle That Comes With Them

5 of the Best Beaches in Puerto Rico and the Lifestyle That Comes With Them

If you're thinking about moving to Puerto Rico, here's something worth considering:

Your normal life now involves access to incredible beaches, not as a vacation but as your everyday reality.

Puerto Rico has hundreds of miles of coastline, but the experience changes dramatically depending on where you are.

You can have white Caribbean sand and almost impossibly clear water. A lively beach surrounded by restaurants and high-rises. Surf towns where sunset dictates the schedule. Or quiet stretches of coastline where getting there is half the adventure.

Imagine moving to paradise, without giving up living in the US. The island is located in the middle of the caribbean, GORGEOUS water, white sand beaches and an inviting culture thay promisses an exciting life. All of this, with all the benefits of stayin in the US.

Here are five beaches that show just how different life in Puerto Rico can be.

1. Flamenco Beach, Culebra

Tripadvisor: 4.8/5 | 3,600+ reviews

If you have seen photographs of Puerto Rico with powder-white sand and brilliant turquoise water, there's a good chance you've seen Flamenco.

Located on the island of Culebra, Flamenco Beach is Tripadvisor's highest-rated major beach in Puerto Rico and also ranks among its top attractions overall.

Its horseshoe-shaped bay, shallow water and white sand create the quintessential Caribbean beach experience.

But Culebra also represents something bigger about Puerto Rico.

Island life can actually mean island life.

This may not be the place to live permanently, but more of a scape from the conveniences and activity of metropolitan San Juan. Culebra is reached by ferry, boat or small plane, and services are naturally more limited. When you think of a perfect beach… this is what comes to mind.

For someone looking for tranquility, boating, snorkeling and a genuine escape from urban life, having access to this type of untoched paradise, is very close to heaven.

The lifestyle: Caribbean island living, simplicity and nature.

2. Playa Sucia, Cabo Rojo

Tripadvisor: 4.6/5 | 900+ reviews

Don't let the name fool you.

Playa Sucia (also known as La Playuela) is one of Puerto Rico's most striking beaches.

Located in Cabo Rojo on the southwest coast, Tripadvisor travelers consistently highlight its turquoise water, dramatic cliffs, natural surroundings and sense of isolation.

It takes more effort to reach than a city beach. And that's part of its appeal.

This part of Puerto Rico feels very different from San Juan.

Cabo Rojo and the southwest offer a lifestyle centered more around nature, beaches, boating, local restaurants and weekends that don't necessarily require reservations or an itinerary.

If metropolitan Puerto Rico feels too busy, the southwest shows you another version of the Island.

The lifestyle: Nature, space and a much slower rhythm.

3. Crash Boat Beach, Aguadilla

Tripadvisor: 4.4/5 | 1,100+ reviews

Now let's go northwest.

Crash Boat is one of Puerto Rico's most recognizable beaches, known for clear water, its colorful pier, snorkeling, diving and a decidedly more energetic atmosphere.

Tripadvisor travelers regularly mention swimming, snorkeling around the pier, food vendors and the social atmosphere.

And this beach helps explain why Puerto Rico's west coast has developed such a distinctive personality.

Aguadilla, nearby Rincón and the surrounding northwest combine beach culture with restaurants, surfing, diving and a growing community of people who intentionally choose to live outside San Juan.

This isn't resort life in the traditional sense.

It feels younger, casual and considerably less formal.

You may start the morning working and end the afternoon in the water.

The lifestyle: Active, social and unapologetically coastal.

4. Luquillo Beach, Luquillo

Tripadvisor: 4.2/5 | 1,200+ reviews

Luquillo gives you something completely different.

The beach is known for calmer water and palm-lined sand, with the mountains and El Yunque National Forest creating the backdrop.

Then there are the famous Luquillo kiosks.

Food is part of the experience here: Puerto Rican fritters, seafood, local restaurants and drinks just steps from the beach.

That combination says a lot about life in Puerto Rico.

A day at the beach doesn't necessarily mean packing a cooler, driving for hours and disappearing from civilization.

It can mean swimming, having lunch at a kiosk, heading toward El Yunque and being home for dinner.

Luquillo also puts you on Puerto Rico's northeast coast, with access to Fajardo and the marine lifestyle of the east while remaining within reach of metropolitan San Juan.

The lifestyle: Beach, food, family and outdoor living.

5. Condado Beach, San Juan or Isla Verde, San Juan

Tripadvisor: 4.0/5 | 1,300+ reviews

Condado and Isla Verde make this list for a completely different reason.

It's not trying to be Flamenco.

This is the beach that demonstrates something unusual about living in San Juan:

You can have a metropolitan lifestyle and the Atlantic Ocean in your litteral backyard at the same time.

These areas are surrounded by hotels, condominium towers, restaurants, cafés, shops and nightlife.

You can live in a high-rise, walk downstairs for coffee, work from home, go to dinner without getting in a car—and still have the ocean outside your building.

As a lifestyle?

It is difficult to ignore.

For someone relocating from Miami, New York or another major U.S. city who doesn't want to give up walkability, restaurants and urban energy, Condado offers a very different proposition from the rest of the Island.

The lifestyle: Urban Caribbean living.

So... which Puerto Rico do you want?

This may be the more interesting question.

Because there isn't one Puerto Rico lifestyle.

You could choose a condominium in metropolitan San Juan and walk to restaurants and the beach.

You could move west and build your life around surfing, sunsets and a more relaxed community.

You could live near the rainforest and spend weekends between El Yunque and Luquillo.

Or you could decide that what you really want is a quieter Caribbean life surrounded by water.

Same island. Completely different lifestyles.

That's one of Puerto Rico's greatest advantages.

The question isn't simply whether you want to move to Puerto Rico.

It's where in Puerto Rico feels like the life you're trying to create?

At REMAX Puerto Rico, that's where we can help.

Our professionals live and work across these communities. We can help you understand not only what properties cost, but what it actually feels like to live in different parts of the Island so you can buy with confidence of what life will look like moving forward.

Because choosing a home in Puerto Rico starts with something bigger than bedrooms and square footage.

First, choose the life you want to live. Then find the home that belongs in it.

Paying High Taxes in the U.S.? Puerto Rico's Act 60 May Be Worth Understanding

If you live in a high-tax state and a significant portion of your income comes from investments, there is one place you may not have considered:

Puerto Rico.

Puerto Rico is a U.S. territory. You can move there without giving up your U.S. citizenship, while potentially accessing a very different tax structure.

For qualifying individuals, Puerto Rico's Act 60 can create significant tax advantages.

By living in Puerto Rico 6 months (+1 day) you get incredible tax benefits.

What is Act 60?

Puerto Rico's Act 60, formally known as the Puerto Rico Incentives Code, consolidated a number of existing incentive programs—including the former Act 22 program for individual investors.

For qualifying Individual Resident Investors, Puerto Rico's Department of Economic Development and Commerce states that the program provides a 100% Puerto Rico income-tax exemption on qualifying dividends, interest and capital gains, with benefits currently extending through December 31, 2035.

Read that again.

Depending on the type and source of your income, the difference between your current tax situation and the potential Puerto Rico treatment can be substantial.

This is why Act 60 has attracted the attention of investors, entrepreneurs and high-net-worth individuals from the mainland.

The tax benefit isn't designed for someone who buys a vacation home in Puerto Rico while continuing to live primarily in New York, California, Florida or Texas.

To receive the relevant federal tax treatment, you generally need to become a bona fide resident of Puerto Rico.

The IRS looks at three major concepts:

Presence. You must satisfy one of the applicable presence tests. One common route is spending at least 183 days in Puerto Rico during the tax year.

Tax home. Your tax home cannot be outside Puerto Rico.

Closer connection. Your life needs to demonstrate a closer connection to Puerto Rico than to the United States mainland or another country.

For high network individuals moving part of the year to PARADISE becomes the right answer both in quility of life and in taxes.

Luxury Real Estate in Puerto Rico: When You’re Buying More Than a Home

In luxury real estate, the house is only part of what you are buying.

Puerto Rico makes that particularly easy to see.

Some of the Island’s most exclusive residential communities combine private residences with golf, beaches, restaurants, wellness, security and resort-level amenities.

And increasingly, the world is noticing Puerto Rico.

Puerto Rico's luxury market is changing

Puerto Rico has always had extraordinary natural assets: beaches, mountains, tropical weather and a culture unlike anywhere else in the United States.

What has changed is the level of investment surrounding them.

Puerto Rico closed 2025 with its fifth consecutive record year for tourism. More than 6.8 million passenger arrivals were recorded at Luis Muñoz Marín International Airport, and lodging revenue reached approximately $1.99 billion.

The luxury hospitality sector is changing as well.

The arrival of brands such as Four Seasons, alongside continued investment by major international hotel operators, is another indication of Puerto Rico's growing position in the luxury Caribbean market.

But what does any of this have to do with real estate?

Quite a lot.

Consider what you're really buying

Take communities such as Bahía Beach.

The value proposition is not simply the number of bedrooms or the square footage of a residence.

It is the ability to have the beach, golf, restaurants, recreation, wellness and a highly curated environment become part of everyday life.

For some buyers, that changes the real-estate equation.

Instead of asking only:

“How much house am I getting?”

Ask:

“What kind of life does this property give me access to?”

That distinction matters in luxury real estate.

A beautiful property outside a premier community and a similarly sized property inside one may look comparable on paper. They can represent completely different products in the marketplace.

Amenities have value—but so do the costs

There is another side to this conversation.

The more services a community provides, the more important it becomes to understand exactly what you are paying for.

Before purchasing, investigate:

HOA and community fees. What is included, and how have those fees changed?

Club memberships. Are golf, beach clubs or other amenities included with ownership, optional, or subject to separate initiation and annual fees?

Insurance. Coastal and luxury properties can have very different insurance considerations.

Resale. What types of properties have historically attracted buyers within that particular community?

Rental restrictions. If generating income is part of your plan, never assume a property can be rented simply because similar properties elsewhere can.

And finally:

Will you actually use what you're paying for?

A golfer may place enormous value on living minutes from the first tee. Someone who spends several months away from Puerto Rico may evaluate the same expense differently.

Neither buyer is wrong.

They are simply buying for different reasons.

Luxury is becoming increasingly specific

There is no single “luxury market” in Puerto Rico.

A beachfront condominium in Condado is not competing on exactly the same attributes as a residence in Dorado, a resort property on the east coast or a historic home in Old San Juan.

That is why price per square foot alone rarely tells the entire story.

Location, community, views, amenities, privacy, condition, inventory and the lifestyle surrounding the property can all influence what buyers are willing to pay.

The right question isn't simply whether a property is expensive.

It is whether its location, lifestyle and underlying real-estate fundamentals justify its value for you.

This is where local knowledge matters

Luxury buyers usually arrive with considerable information.

What they often don't have is context.

Which communities command a premium—and why?

Which expenses are normal?

What should you investigate before making an offer?

What happens when you eventually want to sell?

Those questions require more than a property search.

At REMAX Puerto Rico, our job is to help you understand the real estate behind the lifestyle so you can decide whether a property makes sense not just when you first see it—but after you own it.
